What affects the price?

The size of the property

Larger properties take longer to inspect. More rooms, more windows, more façade area, and more building elements all mean more work for the building surveyor.

Number of wet rooms

Age and complexity

Older homes often present more challenges than newer ones. A masonry apartment building from the 1920s requires different competence from a terraced house built in 2010. Extensions, additions, and below-ground basements increase complexity.

Accessibility

Crawl spaces, lofts, and other areas that are difficult to access take additional time. If parts of the structure are not accessible for inspection, this will be noted in the report.
