New Build Inspection in Oslo

A new property should be free from defects. Yet faults are regularly discovered at handover and during the one-year inspection. With an independent surveyor at your side, you have control over what matters.

Handover inspection

At handover of a new property, you have the right to verify that everything has been delivered in accordance with the contract. Any deviations must be recorded in the handover protocol. Issues not raised at handover can become harder to have rectified later.

We inspect the property systematically and compile a complete list of deviations and defects. You receive documentation you can send directly to the developer.

What we check

  • Wet rooms — Waterproof membrane, fall to drain, grouting and sealing around penetrations.
  • Surfaces — Paint, tiles, flooring and trim.
  • Windows and doors — Sealing, function and adjustment.
  • Ventilation — Air volumes in accordance with TEK17 requirements (Norwegian building regulations).
  • Exterior — Drainage, ground slope and facade.

One-year inspection

During the first year after moving in, the building settles. Timber shrinks, concrete dries and materials shift. A one-year inspection reveals cracks, settlement and moisture problems that develop over time.

Most developers provide a five-year complaint period. The one-year inspection is your opportunity to identify problems while the developer is still obliged to rectify them.
