Complete Checklist for Selling a Home Privately in Norway

You can sell a home in Norway either with or without an estate agent. In both cases, good documentation is essential. Most sellers will need a condition report (tilstandsrapport), floor area measurement, an energy certificate, a seller’s self-declaration (egenerklæring), and relevant information about the property. A typical sales process often takes four to eight weeks.

Documents you need when selling a home

Regardless of whether you sell privately or use an estate agent, it is important that the buyer receives sufficient information about the property.

Condition report

A condition report (tilstandsrapport) provides a systematic review of the property’s technical condition under the regulations on safer property sales, using TG-grades (condition grades) from TG0 to TG3. A thorough report contributes to better information for the buyer, a clearer basis for decision-making, and a lower risk of disagreement afterwards. A condition report is not a strict legal requirement, but in practice it is expected in residential sales following the changes to the Norwegian Property Sales Act (avhendingsloven).

Floor area measurement with plans

Floor area measurement under NS 3940 provides a correct calculation of the property’s floor area. Accurate floor area is important because buyers compare properties on this basis, and errors can lead to disagreement later. Plans provide a clear overview of the layout.

Energy certificate

An energy certificate is required when selling or letting a home in Norway. It provides information about the energy standard and the heating solution, and is ordered through public services.

Seller’s self-declaration

The seller’s self-declaration (egenerklæring) is an important part of the duty of disclosure. Here you provide information about known defects and deficiencies, work that has been carried out, and previous damage. The information should be as accurate and complete as possible.

Municipal information

It is common to obtain relevant public documents, such as the completion certificate or permit for use, planning and zoning information, and site maps and property information.

For apartments

When selling an apartment, it is also relevant to obtain articles and house rules, information about common charges and any shared debt, financial information from the board or administrator, and information about planned maintenance.

Step by step

  1. Preparation (weeks 1–2): Order a condition report and floor area measurement. Obtain an energy certificate. Collect relevant documents. Complete the seller’s self-declaration.

  2. Preparation for marketing and listing (weeks 2–3): Take photographs or hire a photographer. Prepare the sales text. Publish the listing.

  3. Viewings (weeks 3–4): Prepare the home for viewing. Keep the documentation available. Respond to questions from interested parties.

  4. Bids and acceptance (weeks 4–5): Receive and document bids. Consider the bids and any reservations. Agree acceptance and the next steps.

  5. Contract and settlement (weeks 5–6): Prepare the sale contract. Complete the financial settlement through a settlement service or estate agent.

  6. Handover (weeks 6–8): Carry out handover with the buyer. Record meter readings. Sign the handover protocol.

Common issues in private home sales

Some issues occur repeatedly: incomplete or insufficient documentation, errors or uncertainty concerning floor area, an incomplete seller’s self-declaration, and poor overview of work that has been carried out.

Good preparation contributes to a more orderly process for both buyer and seller.
