Why obtain a property valuation in an inheritance case?

The process step by step
1. Ordering the valuation
One of the heirs, or a lawyer, makes contact. It is generally an advantage if all heirs are informed that the valuation is being ordered.

The property is inspected with attention to location, size and layout, standard and maintenance, and other factors that affect value. The inspection normally takes one to two hours, depending on the type of property.
3. Market assessment
The property is assessed against comparable sales in the local area. This is a central part of the basis for determining market value.
4. Valuation document
You receive a written document containing the assessed market value, technical value, and a description of the basis for the assessment. The document can be used as a shared reference point in the inheritance settlement.
When one heir takes over the property
If one heir wishes to take over the property, the valuation provides a basis for calculating the settlement due to the other heirs.
Example: Three heirs inherit a property valued at NOK 6 million. If one heir takes over the property, the settlement payable to the other heirs can be calculated on the basis of that value.
An independent valuation can contribute to a more orderly process and reduce the risk of disagreement.
When the property is to be sold
If the heirs decide to sell the property, there will normally also be a need for a condition report (tilstandsrapport), in addition to the valuation.
A condition report gives the buyer a better understanding of the property’s condition, documents relevant aspects of the property before sale, and may help reduce the risk of disagreement afterwards.
